- Multifamily and townhome lots. Apartment communities and townhome developments are common along roads such as SW 107th Ave. Their lots carry daily resident traffic, dumpster trucks and delivery vans, so oil spots, ruts at the dumpster pad and worn stall lines show up first.
- Small plazas and neighbourhood retail. Strip centers around SW 107th Ave and SW 184th St need clear customer stalls, ADA spaces and curbs painted so pickup and delivery zones stay readable.
- Schools, churches and community lots. These lots tend to be busy in short bursts (drop-off, Sunday services, events), which makes weekend and off-hours scheduling worth asking about.

Who Regulates Your Lot Here?
South Miami Heights is unincorporated, so there is no town or village hall to deal with the way there is in Cutler Bay or Palmetto Bay. Miami-Dade County is the local authority. For commercial properties, the county's code compliance pages say that parking areas must be free of deterioration such as potholes, that striping must be visible and wheel stops intact, and that enforcement is complaint-based, starting with a courtesy warning and moving to civil citations for non-compliance or repeat problems. The county cites Miami-Dade Code Sections 19-15.3 and 19-15.4 for these rules and says a contractor who can obtain the required permits should be hired for sealcoating, re-striping or resurfacing. Its pothole page also gives a size and depth limit, so if a commercial lot has several deep holes, that is a good reason to act.

- Rainy season scheduling. South Florida's wet season runs roughly from late May to mid-October and brings most of the year's rain, usually as afternoon storms. Sealcoat and fresh paint need dry weather, so work is easier to schedule in the drier months, and a plan should allow for a rain date.
- Sun and heat. Strong UV and heat age asphalt binder and fade pavement paint, which is why faded surfaces and stall lines are the most common reason people call.
- Standing water. Low spots that hold water after a storm break down faster. If a spot ponds, mention it at the estimate.
