It helps to know the address, whether the surface is a driveway, parking lot, or HOA community, and any problem areas such as cracks, potholes, standing water, or faded lines. If striping is involved, tell us about any ADA spaces, fire lanes, or signage you need. For HOAs and property managers, let us know about scheduling limits such as tenant access or event days.
Yes. We hot-pour rubberized crack sealant into cracks first, then apply sealcoat over a cleaned, prepped surface. Sealcoat is a thin protective layer and does not repair cracks by itself, so skipping crack filling leaves water a path into the base.
No. Sealcoating protects pavement that is still in sound shape. Potholes and failed areas need patching, and widespread damage may call for an overlay or new paving. Yes. We can sealcoat and re-stripe in one visit, so the lot is not disrupted twice and the new lines go on the fresh surface.
Keep vehicles, and ideally foot traffic, off until we tell you the surface has cured, typically about 24–48 hours, and longer in cool, humid, or wet weather. Rain soon after application can affect the finish, so we watch the forecast and will reschedule when the weather is a problem.
It can. South Florida has frequent afternoon rain in summer, and sealcoat needs dry conditions to cure properly, so jobs may be moved around storms. Call us and we will work out a schedule that fits the forecast and your property.
Yes. We work with HOA boards and property managers and can schedule jobs in phases, overnight, or on weekends so parking stays available. Tell us your constraints at the estimate and we will plan around them.
Yes. We carry general liability insurance, and proof of insurance is available on request. Property managers and HOA boards are welcome to ask for it before work begins.
Yes. We paint accessible parking spaces and symbols, install parking signs, and paint fire lanes and curbs. Requirements for dimensions, signage, and fire lane markings are set by the applicable ADA standards and your local fire marshal or building authority, so confirm your specific requirements with them.
