Perrine and West Perrine: Two Names, One Neighborhood, Two Sets of Authorities
Perrine used to be a single community. After the 2000 Census it was split: East Perrine became part of the incorporated Village of Palmetto Bay in 2002, while West Perrine stayed an unincorporated census-designated place under Miami-Dade County, with US-1 (South Dixie Highway) as its eastern edge. Everyone still says “Perrine,” and the whole area shares ZIP 33157, so a lot that Google Maps calls “Palmetto Bay,” “Cutler Bay” or “Miami” may be only blocks from one that is “Perrine.” That matters for paving because the rules and the offices you deal with depend on which side of the line your property sits.
- West Perrine (unincorporated): Miami-Dade County is the local government, and Miami-Dade Fire Rescue is the fire authority; confirm specifics with the county.

What Pavement Here Looks Like and What It Needs
Perrine is mostly residential streets, with clusters of multifamily housing, churches and schools, and commercial lots along US-1. That mix means three common situations.
Apartment and townhome communities
Google Maps shows several multifamily properties on SW 107th Avenue and around W Fern Street. These lots usually carry tenant parking, trash truck access and delivery traffic every day, so the work is about keeping people moving: crack filling first, then sealcoat and stripe in the same visit. Phased scheduling is available for commercial and HOA work so residents can move cars. A Google review of a multifamily job says Bull's Eye worked with staff and tenants and made the sealcoating and striping job very easy.

Churches, clinics and small commercial lots
Congregations and small businesses often have a lot that fills on one or two days a week and sits empty the rest, which can make weekday or overnight scheduling possible around services and opening hours. Driveways and private drives
Homeowners can get a free on-site estimate for driveway sealcoating. If a driveway is cracked through or sinking, patching or an overlay may fit better than sealing over a failing surface.
Local Conditions That Affect Your Lot
South Florida's wet season runs from May 15 to October 15, and the National Weather Service Miami office notes that roughly 60 to 70 percent of the year's rain falls in that window. Standing water and daily storms are hard on asphalt that already has open cracks, because water gets under the surface. That is why cracks are filled before sealcoating, and no contractor can promise dry weather. Sun and heat wear paint and sealer too, so lines on busy lots fade first where cars turn and park.
What County Maintenance Standards Say About Commercial Lots
Public streets are a different matter: potholes on county roads are reported to Miami-Dade 311 (305-468-5900), and private lots are the owner's or association's responsibility. How a Typical Perrine Job Runs
- Free on-site estimate. The lot or driveway is looked over in person. Your actual price comes from that visit, not from a web form.
- Repair first. Cracks are cleaned and filled with hot-pour rubberized sealant; bad spots are patched.
- Two-coat sealcoat. The surface is cleaned and sealed in two coats with phased scheduling available for commercial and HOA lots.
