Pavement in Goulds: Not One Kind of Property
Goulds is an unincorporated community in Miami-Dade County, not a city with its own government, and it is a mixed place. Old Dixie Highway and US-1 carry the retail and service frontage. SW 216th Street ties together parks, churches, small warehouses and storage. Farther west and south the streets give way to nurseries and farm-edge parcels. That mix means the pavement jobs here are less uniform than in a purely residential suburb.
- Commercial and storage lots. Plazas, auto-oriented businesses, self-storage and warehouse yards. These need durable sealcoating, clear striping and, often, work done around operating hours.
- Agricultural-edge and nursery properties. Wholesale plant nurseries and growers have loading areas and access drives that see delivery trucks and equipment. Heavy, slow-turning vehicles are hard on asphalt and wear off striping at the turning points.
- Churches, schools and community sites. Lots that sit empty most of the week and fill on Sundays or at pick-up time. Good candidates for weekend or after-hours work.
- Residential driveways and townhome or apartment communities. Driveway sealcoating and shared parking areas managed by HOAs and property managers.

Before and after: commercial parking lot sealcoating and striping.
What South Florida Conditions Do to Goulds Pavement
The USGS has documented that Miami-Dade's water table is shallow and tied closely to the canal network, with flood-prone areas where it sits within about half a foot of the surface at times. Goulds is crossed by the Goulds Canal, originally dug in 1919-1920 as an agricultural drainage ditch toward Biscayne Bay. Pavement here sits on a low, wet foundation, so standing water is the usual enemy.
- Standing water. Ponding on a flat lot soaks the base through cracks and accelerates potholes. Sealing cracks before the summer rainy season is cheaper than patching after it.
- Sun and heat. UV oxidizes asphalt binder, turning surfaces grey and brittle. Sealcoat is a sacrificial layer that slows this.
- Tree roots and heavy vehicles. Roots lift edges in older residential lots, and nursery or delivery trucks crush wheel paths in commercial ones.

| Property | Usually needed | Why |

How a Goulds Job Runs
- Free on-site estimate. The property is reviewed on site, including drainage, cracks and striping.
- Prep. The surface is cleaned, and cracks and potholes are repaired. Hot-pour rubberized crack sealing fills cracks before sealcoating.
- Two-coat sealcoat. Applied in dry weather, with the lot phased so you can keep operating where possible.
- Striping. Stalls, ADA spaces, fire lanes and curbs can be done in the same visit as the sealcoat.
Rules That Apply in Unincorporated Miami-Dade
Because Goulds is unincorporated, Miami-Dade County is the local authority, not a town or village. The County's commercial parking surface standards for business, commercial and industrial properties in unincorporated areas say striping must be visible to the driver and wheel stops must be intact and in place (Code sections 19-15.3 and 19-15.4), and a Zoning Improvement Permit may be needed to correct violations. Enforcement is complaint-driven, starting with courtesy warnings. Fire lanes and accessible parking have their own requirements; see our pages on fire lane painting and ADA striping and signage. We are not a legal or code authority, so please confirm requirements for your specific property with Miami-Dade County before work starts.
