Pavement Work in the Village of Palmetto Bay
Palmetto Bay is a village of roughly 8 square miles on the Biscayne Bay side of south Miami-Dade, with U.S. 1 along its western edge and Old Cutler Road running through it. It incorporated in 2002. For pavement, that mix means three kinds of surfaces: private driveways in established neighborhoods, HOA and townhome streets and parking areas, and commercial lots along U.S. 1 and Old Cutler Road. Each needs something a little different.
Driveways in Established Neighborhoods
Most of the housing here is single-family and townhome. An asphalt driveway that has faded to gray and picked up hairline cracks is a good candidate for driveway sealcoating. The cracks matter more than the color: water gets in through them, so cracks are filled with hot-pour rubberized crack sealant before the first coat of sealer goes on. Deeper failures such as sunken spots or potholes are better handled by patching, or by an overlay when the whole surface has worn out. HOA Roads, Townhome Parking and Gated Communities
When a community owns its streets, the board owns the pavement problem and answers to its neighbors. Boards generally want the same things: bids that are easy to compare, minimal disruption, and proof of insurance. We offer a free on-site estimate, can schedule work in phases so residents can still get in and out, and can work overnight or on weekends when that suits the property. Resident notices, parking-spot relocation, and cure time before cars return are all worth spelling out in the schedule before the job starts. Office Parks, Retail Centers and Private Schools
Commercial and institutional lots, such as office properties, retail centers on U.S. 1 and school campuses, are places where striping and signage matter as much as the asphalt. A faded lot is a safety and liability issue as well as a look. We offer parking lot striping, ADA accessible stalls and signage, fire lane painting and wheel stops, and we can seal and stripe in the same visit so tenants only deal with one disruption.

What Palmetto Bay Conditions Mean for Asphalt
- Low ground and drainage. Palmetto Bay is low-lying coastal land, and standing water is hard on pavement. Low spots, ponding and poor edge drainage are worth pointing out at the estimate.
- Sun, humidity and storms. South Florida's UV and heavy summer rain wear down an unprotected surface, and hurricane season can interrupt scheduling. Sealcoat needs dry pavement, so work is planned around the weather.
- Tree roots. Older, tree-lined streets near Old Cutler Road can push up edges and crack driveways. Root damage is something sealer cannot fix, so it is worth flagging at the estimate.
Permits and Who to Ask
Palmetto Bay is an incorporated village with its own Building & Permitting Division at 9705 East Hibiscus Street, (305) 259-1250, which says it will tell you whether a project needs a permit. Rules vary between municipalities, so confirm with the village before a larger paving or lot reconfiguration job. Fire lane and accessible-parking layouts are set by the authority having jurisdiction, so check requirements with the village or the fire authority serving your property; We can mark lines from your approved layout.
How a Job Goes
- Free on-site estimate. The pavement is walked with you or your property manager, noting cracks, low spots and striping needs.
- Repair first. Cracks are filled with hot-pour rubberized sealant and failed areas are patched before any coating is applied.
- Clean and coat. The surface is cleaned and sealcoat is applied in two coats.
- Stripe and sign. Lines, ADA stalls, curb paint and signs go in during the same visit when the lot calls for it.
- Reopen with clear instructions. Phased or overnight scheduling can help keep tenants and residents moving.
