What Naranja Properties Usually Need

Apartment communities and HOAs

The usual order of work is repair, seal, then restripe. The usual sequence is hot-pour rubberized crack sealing where cracks have opened, patching failed spots (see pothole repair and patching), a two-coat commercial sealcoat, and then repainted stalls and arrows. Doing the sealcoat and stripes in the same visit means the lot is closed to cars once, not twice. For occupied communities we can work in phases, overnight or on weekends so residents are never locked out of all their parking at once. Management should post notices ahead of time; an estimate walk-through is the right time to decide how.

Plazas, churches and schools

Retail lots tend to need parking lot striping, ADA accessible stalls and signage, fire lane painting and curb or wheel-stop work. Churches and schools often want work scheduled around services and class hours; timing can be discussed at the estimate.

Homes

For houses, driveway sealcoating with crack fill first protects the surface from sun and rain. If a driveway is past sealing because of widespread cracking or settling, an overlay or new paving may be the better fit than sealcoating.

  • Shallow groundwater. The USGS describes the Biscayne aquifer under Miami-Dade as unconfined, with the water table at or near the land surface practically everywhere and rising and falling quickly with rainfall. Lots that hold water after storms tend to have drainage problems that sealcoating alone does not fix, so it is worth pointing out ponding spots at the estimate.
  • Heavy summer rain and sun. Florida's wet season and strong UV wear on sealcoat, which is why sealcoating is timed for dry weather.
